  • You collect a favorable interest rate in the term of the loan (No longer than 12 months and usually between 10%-12% interest paid to you).
  • We add you on the deed for your security until we refinance.
  • We refinance 80%-95% of the value usually 95%
  • If we don't pay, you keep the property with over 30% in equity.
  • This is by far the better return on investment.

Scenario 2 Short Term (60 day investment):

  • Purchase property using your cash (The loan is never higher than 70% Loan to Value) 30% Equity.
  • You provide the funds (cash) to close the deal.
  • We pay all closing cost incorporated with the price.
  • We refinance in less than 60 days using our credit.
  • You get paid back your loan plus 10% once we refinance in less than 60 days.
    Ex. $300,000 purchase price
    You get back $330,000 in less than 60 Days

  • You are on the deed until we refinance for your security.

Here is another example of our last profitable success story where all investors associated in the transaction WON!!!

  • Purchased property for $81,000 with an after repair value of over $200,000 (Pictures Below)
  • We used a private investor and paid 3% to use his funds for this particular deal
  • We paid all closing, repairs, and holding cost at 12% interest rate for 3 months (30k in repairs)
  • We have built great relationships with contractors that give use the entire repair cost as credit. We don't pay them until the refinance is complete.
  • New appraisal came in at $240,000
  • We refinanced up to 80% of the appraised value
  • New loan amount $192,000
  • Cash at closing for new loan was $96,000
